Goochland VA real estate, like many of the counties that make up the Richmond Metro Area, experienced tremendous growth in the past 15 years.
Goochland County, which borders Henrico County to the west and runs along the north side of the James River, contains a mix of estates, horse farms and golf course communities. As with most predominantly rural counties, the housing stock tends to vary wildly is size, shape and scope…sometimes right next door to one another.
Goochland is bisected by Interstate 64 and now has route 288 run along its eastern border with Henrico, helping many access eastern areas of the county where the most pressure for growth exists.
Eastern points in Goochland along Broad Street, Patterson Avenue (Route 6) and River Road begin to feel the growth pressure from Western Henrico over the past 10 years and the result has been numerous communities developing along these arterials. Kinloch, Rivergate, Cedar Run, The Meadows at Joe Brooke Farm and The Preserve at Deerfield are all subdivisions that came on line relatively recently and feature larger lots and a luxury feel.
Goochland is also home to one of the most notorious homes built in the past 50 years in the area, the Dover Hall Mansion in Manakin Sabot.
Golf is also very prevalent in Goochland with multiple private and public courses. The signature course in all of Richmond (and the region) is Kinloch. Kinloch and the surrounding neighborhood has gained national attention for its immaculate condition, challenging layout and amazing level of service. Hermitage Country Club and Richmond Country Club are other upscale private clubs in the area. Spring Creek, Royal Virginia and Sycamore Creek are some of the nicer public options.
Overall, Goochland contains some of the areas most picturesque views of the James River and some of the most exclusive homes in Metro Richmond. The rural nature of the county is evident in the many horse farms that dot the countryside and the abundance of green spaces that still exist. There is still a decent sized stock of buildable lots that need to be absorbed for the Goochland VA real estate market to fully recover, but the overall prognosis is excellent as Goochland has the natural beauty that will always attract residents.
